Rental Application and Qualification Requirements
PLEASE READ THE ENTIRE APPLICATION REQUIREMENTS BELOW BEFORE PROCEEDING TO THE ONLINE APPLICATION.
NOTE: Each adult (18 years or older) living at the property must submit a separate application and pay the $75 non-refundable application fee. Applicants for the same property may share an application, with additional parties listed as co-applicants.

Thank you for considering leasing from Premier Atlanta Real Estate. The following are the general rental qualification guidelines for application approval:
Lease Term
Initial lease term is a minimum of 12 months. Longer terms may be available with owner approval.
Leases starting mid-month will conclude at the end of the same month in the next calendar year. For example, a lease starting on October 15 will end on October 31 of the following year.
Employment and Income Verification
Combined gross monthly income must be at least three (3) times the monthly rent or current bank statements must show a balance exceeding three (3) times the total lease term’s rent.
Unrelated roommates must verify at least two (2) times the monthly rent per individual or demonstrate sufficient savings.
Accepted Verification Methods:
Recent pay stubs (last two) with year-to-date earnings.
Employer verification or signed offer letter on company letterhead.
Two years of tax returns.
Self-Employed Applicants:
Provide either:
Tax returns for the last two years signed by a certified accountant, OR
Bank statements for the past 12 months, OR, 1099 forms.
Additional Income Sources:
Verified income sources such as Social Security, retirement, pensions, trust funds, child support, etc., may qualify. Cash payments or tips require employer verification.
Co-signed Leases:
A qualified co-signer may offset insufficient income. Co-signers must meet all income, credit, and residency qualifications.
Credit Report and Criminal Background
A score above 680 generally qualifies with a one-month rent security deposit. Weaker scores may require additional deposits or co-signers.
Open bankruptcies result in automatic disqualification.
Criminal History Policy:
Felony convictions related to violent crimes, drug distribution, or other specified offenses within ten (10) years result in disqualification. Misdemeanor offenses require at least two years of completion with no further activity.
Pet Policy
Policies can vary by property. Applicants must confirm the specific pet policy before applying.
We aim to maintain a safe, comfortable, and enjoyable environment for all residents. To ensure this, we have established the following pet policy. By bringing a pet onto the premises, tenants agree to abide by these terms.
Multi-family: We generally do not allow pets in multi-family because there are too many complaints of noise, odor, or not cleaning up after them.
Permitted Pets
Domesticated dogs and cats are permitted, provided they meet the following guidelines:
- Pets must be non-aggressive and not classified as dangerous breeds or species.
- Pets must be fully vaccinated and up-to-date on required health certifications.
Prohibited Animals
The following types of animals are strictly prohibited:
- Exotic pets, including but not limited to reptiles (e.g., snakes, lizards), arachnids, amphibians, and non-domesticated species.
- Birds of all kinds, including parrots, cockatiels, and other avian species.
- Flying squirrels or any other wild or undomesticated rodents.
- Livestock or farm animals, including chickens, pigs, goats, or similar animals.
- Any animal classified as endangered, protected, or requiring a special permit for ownership.
Dangerous dog breeds: Many insurance providers will not cover certain breeds of dogs because of the increased liability risk. For this reason, the following breeds (full or mixed) will not be allowed in any of our rentals: Pit Bull Terriers, Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chow Chows, Doberman Pinschers, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, or Siberian Huskies.
General Restrictions
Number of Pets: A maximum of 2 pets per unit is allowed.
Size Limit: Pets must not exceed 30 pounds at full growth.
Behavior: Pets exhibiting aggressive behavior or excessive noise, including frequent barking, may result in removal.
Hygiene and Cleanup: Pets must be house-trained. Pet owners must immediately clean up all pet waste in outdoor areas. Failure to do so will result in a fine.
Containment: Pets must be kept on a leash or in a secure carrier when in common areas. Pets are not permitted to roam freely.
Damage Liability: Pet owners are responsible for any damage caused by their pets, including damage to flooring, walls, doors, or landscaping.
Approval Process
All pets must be approved by management before being brought onto the property.
A non-refundable pet fee between $350-$500 is required, along with an additional monthly pet rent per pet. See lease for specific details.
Proof of vaccinations and any applicable licensing must be provided at the time of approval.
Violations and Enforcement
Tenants found to be in violation of this pet policy will be issued a warning and may face fines of $100 per violation, termination of their lease, or removal of the pet from the premises.
Application Fees and Move-In Costs
Application Fee: $75 per adult.
Rental Reservation Fee (converts to security deposit): Equal to one full month’s rent, non-refundable after 48 hours unless management denies the application.
Lease Administrative Fee: $200 due at lease signing.
First Month’s Rent: Paid no later than the move-in walk-through before move-in and delivery of keys.

Premier Atlanta Real Estate adheres to all federal, state, and local fair housing laws, ensuring no discrimination based on race, color, religion, sex, national origin, familial status, or disability.
Agency Disclosure
Premier Atlanta Real Estate represents property owners and is compensated by them. We do not represent tenants in these transactions.
Validity Period
Approved applications are valid for 90 days. After this, re-application is required.
